Moving to Fargo: the practical version

I help relocating families land in Fargo-Moorhead every month. This guide is the short, honest version of what I tell them, and it keeps growing. Questions this doesn't answer? Ask me directly.

One metro, three cities, two states

Fargo and West Fargo sit in North Dakota; Moorhead is across the river in Minnesota. Same metro, different taxes, school systems, and even income tax rules. Where you buy changes more than your commute: North Dakota and Minnesota tax income and property differently, and each city certifies its own special assessments.

The tax quirk nobody warns you about

Cass County cities bill infrastructure (streets, sewer, water) back to properties as special assessments, often $10,000 to $30,000 on newer homes and as much as $80,000 on new construction, paid over a decade or two with interest. Two similar homes can differ by hundreds per month. Before you fall for a listing, run it through the Special Assessment Calculator, the only one in this market that includes them.

Winter, honestly

Yes, it's cold; January averages single digits and the wind is real. It's also plowed fast, priced in, and the reason summers on the river and quiet neighborhoods stay affordable. What matters for buyers: attached garages, newer furnaces and windows, and who pays for snow removal in an HOA. I check all of it.

Getting started from out of town

Most of my relocation clients start with video tours and a short list built around commute, schools, and budget, specials included. When you visit, we make the days count. Tell me where you're coming from and when, and I'll build the plan.
